This is a rare chance to buy one of Liverpool's most significant 20th-century buildings. The former Greenbank Drive Synagogue is a Grade II* listed Art Deco landmark close to Sefton Park. The site covers about 5,580 sq m (roughly 1.38 acres), according to the 2016 planning application.

History
The synagogue was consecrated in August 1937, and during the 1941 Blitz it served as a reception centre for families who had been bombed out of their homes. Religious use ended in January 2008. The listing was upgraded to Grade II* in 2008, and the building has been on Historic England's Heritage at Risk Register.

Planning history
Liverpool City Council granted full planning permission (ref. 16F/0966) on 20 June 2017, with the decision notice issued on 27 June 2017. The permission covers converting the synagogue into 22 one- and two-bedroom apartments, and building a 4/5-storey block and a 5-storey block, both with lower ground levels, to provide 30 two- and three-bedroom apartments. That makes 52 apartments in total, with landscaping and parking.
The permission is subject to 20 conditions. They include:
a requirement to start development within three years of the date of permission;
several conditions that must be approved before any development starts, covering materials, tree protection, contamination investigation, drainage, external lighting and cycle parking;
a condition that the new-build apartments cannot be occupied until the listed building has been fully repaired and restored to the council's satisfaction.
We have not verified whether this permission was lawfully implemented within its time limit, whether the pre-commencement conditions were discharged, or whether any extension of time applied. Buyers should assume the permission may have lapsed unless their own advisers confirm otherwise. This permission covers planning only. Listed building consent is a separate requirement, and we have not confirmed its status. The application form indicated that protected species may be present on site, and a bat assessment formed part of the approved documents.

VAT
The property is elected for VAT. The buyer will pay VAT on the purchase price in addition to the price achieved, as well as VAT on the reservation fee. Stamp Duty Land Tax is usually calculated on the VAT-inclusive price. Buyers must take independent tax advice on the VAT and SDLT position before bidding, including whether any relief or disapplication of the option to tax may be available for their intended use.

A non-refundable Reservation Fee of 4.5% including VAT of the final purchase price (minimum £6,600 including VAT) is payable by the successful buyer. This fee secures the property exclusively during the Reservation Period.
The Reservation Fee is separate from the purchase price but will be taken into account when calculating Stamp Duty Land Tax (SDLT).
